Hampstead

Hampstead takes its name from a 1740s plantation established by John Mott, who named it for Hempstead, Long Island. Unlike its neighbors up and down the coast, Hampstead has never incorporated as its own town — despite several attempts over the decades, most recently starting in 2017 — which makes it an unincorporated community and census-designated place within Pender County, governed directly by the county rather than a local town council.

Situated on U.S. Route 17 roughly halfway between Wilmington and Jacksonville, Hampstead has earned the nickname "the seafood capital of the Carolinas," a title it celebrates every fall at the N.C. Spot Festival, held since 1963 to mark the annual spot fish run. The population grew more than 70% between 2010 and 2020, driven largely by families and retirees drawn to its coastal setting, mild climate, and easy commute into Wilmington.

Hampstead's housing stock blends established golf-course communities with a steady wave of newer subdivisions built around the town's growth.

Belvedere Plantation, Castle Bay, and Olde Point are Hampstead's three notable golf-course communities, each offering mature landscaping and course access alongside a mix of traditional and updated homes. Newer developments throughout Hampstead bring more contemporary architectural styles, open floor plans, and energy-efficient construction, often on larger, wooded lots than buyers find in the immediate Wilmington beach towns. Given Hampstead's location along the Intracoastal Waterway, water access and water views are common threads across many of its neighborhoods, and boating is a genuine part of daily life for a large share of residents.

Commute: Hampstead sits about 17 miles — roughly 25–30 minutes — northeast of downtown Wilmington via U.S. 17, and about 20–25 minutes from Surf City and the Topsail Island beaches.

Medical care: Novant Health Pender Medical Center in nearby Burgaw is the closest hospital, a 24/7 critical access facility that's served the area for more than 70 years; Wilmington's larger hospitals are also within a comfortable drive.

Schools: Hampstead is served by Pender County Schools, with several schools located directly in town.

Property taxes: Because Hampstead is unincorporated, residents pay the Pender County rate without an additional municipal layer. The Pender County Tax Administration is the most reliable source for a current estimate.

Hampstead continues to draw steady demand as a lower-density, more wooded alternative to the immediate Wilmington beach towns — buyers here are typically trading some walkability for larger lots, water access, and a shorter commute to Topsail Island's beaches than Wilmington itself offers.
